What is a Home Inspection?
A Home Inspection is a visual inspection of all of the systems of a house. These systems include structural, exterior, interior, kitchen, electrical, plumbing, heating and cooling.
Why should I get a Home Inspection?
When most people first look at a house, they are considering if it suits their needs in a general sense. On the other hand, a Home Inspector looks at the house with a professional and objective point of view.
What will the Home Inspector check?
In the Structural inspection the Inspector will check the foundation walls, the wall structures, floor structures, roof framing, and all associated supports. He does this either through direct observation or by looking for evidence of shifting in the house. An Exterior inspection will check the condition of the roof, siding, trim, downspouts and gutters, and the exterior condition of windows and doors. The Interior portion of the inspection will cover walls, ceilings and floors, as well as, the function, fit and condition of windows and doors. The Kitchen is considered separately as a system in itself, due to all of the other systems and appliances that are concentrated there. An inspection of the Electrical system will cover lighting, switches, receptacles, the main electrical panel, and electrical service. The Plumbing portion of the Home Inspection encompasses the supply lines and the wastewater plumbing. This includes the condition of the and function of all plumbing fixtures. The Heating and Cooling segment of the Home Inspection examines the condition and function of the heating system or systems, and the condition and function of any cooling systems that are installed in the house.
Can I, as a buyer, attend the Home Inspection?
Yes. In fact, we encourage you to attend the Home Inspection. This way, the Home Inspector can share his findings with you and explain them to you in such a way that you understand the findings.
How much does a Home Inspection cost?

Are Home Inspectors licensed?
In Pennsylvania, Home Inspectors are required by law to be in compliance with the Pennsylvania Home Inspection Law which further compels them to be members in good standing of a national home inspection organization such as, the American Society of Home Inspectors (ASHI) or the National Association of Home Inspectors (NAHI). Additionally, anyone performing radon testing must be licensed by the Pennsylvania Department of Environmental Protection (DEP).
